    The email will come from the valuation company. An independent surveyor cannot issue a valuation alone: it has to be backed by an approved company. You can pay through the link they send you or by bank transfer.

    Visiting the property

    Once payment has gone through, we agree a time with you to visit the property and gather the data: photographs and measurements.

    Preparation and delivery

    A few days later you will receive the valuation report by email, ready to send to the bank and carry on with the mortgage paperwork.

    After-sales support

    The vast majority go through without a hitch. If you have any doubts about the report or believe there is a mistake, get in touch and we will try to sort it out.

What is the difference between an appraisal and a formal valuation?

An appraisal is an estimate of what an asset is worth, arrived at by various methods. When that appraisal is carried out by an official body or by a qualified surveyor, we call it a formal valuation. Every formal valuation is an appraisal, but not every appraisal is a formal valuation. At Herna Proyectos we have qualified surveyors who can produce official valuations.

What is a mortgage valuation?

It is a valuation whose purpose is to certify the value of a property for the granting of a mortgage.

Who can carry out a mortgage valuation?

They are carried out through a valuation company approved by the Bank of Spain. These companies train qualified surveyors — architects and building engineers — to produce them. Those surveyors are independent of the company: they work self-employed and are engaged by it.

Can Herna Proyectos carry out mortgage valuations?

Yes. Our practice works with an approved valuation company called, as it happens, Sociedad de Tasación (we also call it Sotasa or ST). You can commission your mortgage valuation for the bank through us.

How much does a mortgage valuation cost?

The price depends mainly on the floor area of the property and its type. Valuing a small flat, for instance, is cheaper than valuing a large detached house. You can ask us for a quote by filling in the form: we reply in under 24 hours.

How long does a mortgage valuation take?

The usual turnaround is 3 to 5 days after the quote is accepted, depending on the property type. We know they are sometimes requested at very short notice: tell us if that is your case and we can probably have it ready for the day you need it.

What happens if the valuation does not reach the expected figure?

The value is reviewed thoroughly by the surveyor who writes the report and by the valuation company’s own surveyors, so it passes through a number of filters. If you have nevertheless received a figure you were not expecting, you can contact the valuation company quoting the file number and they will review the file in case there is an error. If you had the valuation done with us, ask us before doing anything and we will try to sort it out.
